Types of additions we build

Rear extension: the most common in South Shore bungalows and townhouses. We extend the kitchen 10–20 ft toward the back, integrating an open dining area or additional living space. Foundation can be a concrete slab or helical piles depending on configuration.

Lateral extension: on lots with available side yard. Allows adding a primary suite with bathroom or widening a too-narrow kitchen.

Covered patio and sunroom: pressure-treated wood or aluminum structure with polycarbonate or profiled metal roofing. Usable 9–10 months per year in Quebec with sliding panels. Permit required in most municipalities. We handle it.

Partial floor addition: transforming a bungalow into a storey-and-a-half. More complex structurally, but significantly increases property value.

The process for an addition

An addition requires architectural plans for the municipal permit. We work with partner technologists or architects. Permit processing time varies from 4 to 12 weeks depending on the municipality. We factor this into the schedule from day one.

The existing structure is inspected before starting: foundations, joists, load-bearing walls. We don't discover surprises when opening walls. We anticipate them.

Budget

200 sq ft rear extension (foundation, structure, roof, windows, interior finishes): $80,000–$130,000. 300 sq ft covered patio turnkey: $35,000–$65,000. These ranges include plans and permits.
